We are the only Letting Agency who offer a bespoke service whereby the Landlord can choose the property services they require, putting you in control, So if you already have a tenant(s) lined up and only want us to reference them on your behalf, then why pay more?... Upon successful references you can later include Rent and Legal cover for that extra peace of mind. Alternatively we do offer some great competitive packages to suit all needs. 

 

We are also proud members of UK Association of Letting Agents, a Recognised Supplier to The National Landlords Association and The Property Redress Scheme, as well have close links with Social Housing whereby we assist finding private housing for suitable prospective tenants with great benefits for Landlords willing to consider longer lets.

Full management

This service includes the same benefits in our Tenant Find Only, but with added peace of mind with stand alone legal cover in place to deal with any unfortunate breach of contract that requires further legal assistance is included.

Also included, collection of tenant(s) rent, prompt payment direct to you with rent account statement, arranging any necessary maintenance with your approval 

(*A nominal limit can be arranged for maintenance to go ahead without approval for minor repairs/replacements), arranging annual Gas Safety Certificate, Property Inspections every 4months, Rent review advice on annual review. 

 Arranging tenancy renewals, Final checks are made at the end of tenancy, Utility companies are notified of final meter readings and forwarding address of tenant(s) Repayment of deposit to tenant(s) including handling of any disputes that arise.


Fully management 12%

Tenant find only

Advertising your property, arranging and carrying out accompanied viewings, 

sourcing a suitable tenant, negotiation and agreeing terms with you and the 

prospective tenant(s), carrying out full thorough references including Landlord Reference, Employment, Credit check, ID check and Immigration status check on all applicant(s) including guarantor(s) if necessary, Preparing Guarantor(s) Declaration to be signed and witnessed if necessary. Arranging necessary Certificates * Cost of items not included - Energy Performance Certificate (EPC), Gas Safety Certificate, Electrical Certificate, Arranging a comprehensive professional Inventory including pictures with an APIP Inventory Provider, Arranging a suitable move in date with you and tenant(s), preparation of AST including any special clauses to be included,

such as allowing pet(s), decorations, specific cleaning requirements etc, Check in of new tenant(s) including notification to utility providers, council tax and water with current meter readings, 

Setting up standing order for future payments of rent direct from tenant(s) to you, Testing of Smoke Alarms and Carbon Monoxide Detectors, Collecting the initial monies, 

securing and registering the deposit with The Deposit Protection Service (The DPS) Custodial Scheme, 

Providing deposit Certificate and Prescribed Information to both you and tenant(s). Providing Remittance statement of account for move in with balance of monies to be forwarded. 


2.5 weeks rent or £500.00 minimum fee
